Basic Functions
This position manages all aspects of the homebuilding process from housingstartthrough the post-closing follow-up. This positionis responsible forbuilding each house within company specified cost budgets, building time standards, qualityexpectationsand superior customer relations. Each Builder must oversee certain companypersonneli.e.,Builder Apprentices, Technicians, and manage suppliers and subcontractors provided to them by their manager or Company management. It is required that this position be equipped to manage a high volume of homes under construction while still performing at a level consistent with high company standards. The Builder is a key part of Eastwood Homes’ “BuiltWith Care” program.Finally, the Builder must at all times maintain a clean, pristine community and individual homes, as well as provide a safe work environment.
Scopeand Decision Making
- Demonstrate a thorough understanding of the residential home-building process, state and local codes, and material and labor installation specifications and requirements;
- Be able to interact professionally with subcontractors, suppliers, land developers, code enforcement officials, customers, and inner company personnel;
- Demonstrate a thorough working knowledge of architectural and engineered plan reading;
- Control overhead costs within company guidelines.
- Maintain inspection failure rate at levels that are within municipal and company guidelines.
- Be capable of training a new Apprentice to advance to the Builder level.
- Demonstrate a complete knowledge of long, short, and weekly construction scheduling, as well asa proficiencyin executing each of theaforementioned schedulesin theirappropriate sequenceand stage of construction;
- Demonstrate a working knowledge of as-built plans for subdivisions.
- Demonstratea general knowledge of mass grading and dirt balancing.
- Demonstratea workingknowledge of current Erosion Control methods, and the ability to work fromgradingplan.
- Walk every permitted house daily to inspect quality,monitordaily schedules, andprovidesubcontractors necessary guidance asrequiredto assure they complete their trade properly
- Be capable of managing tight deadlines, promptly addressing changes without disrupting schedules, and managing high volumes of work with minimal direct supervision.
- Demonstratea workingknowledge of Microsoft Windows operating system.
- Demonstrate a working knowledge of residential construction safety guidelines.
- Preferred to have up to date OSHA safety, First Aid and CPR board certified credentials.
The Builder has the following decision-making responsibilities:
- Approval of all material and labor releases for vendor payment;
- Authorizeadditionalwork and/or materials through proper use of company issued variance work order forms up to $500 without a manager’s prior approval;
- Provide their manager’s references for subcontractors and suppliers, each of which have been thoroughly prescreened;
- Delegate a specified workload to company assigned personnel.
- Work directly with purchasing and estimating to revise architectural plans and resolve any take-off/order discrepancies.
Major Duties and Responsibilities
- Pre-inspect start packages for accuracy and completeness prior to acceptance.
- Walk each started home twice daily.
- Complete schedules, statusreportsand inspection reports (foundation, frame, municipal) that conform to Company standards.
- Constructallhomes withincompanyspecified building time.
- Construct all homes toconform tolocal, state, and federal building requirements.
- Build to exceed Company’s minimum quality standards whileutilizingstandard building materials and labor provided.
- At all timesmaintainan organized, appropriately sequenced,cleanand safe worksite holding all vendors accountable for execution of their respective scope of work whiledemonstratingrespect for the work of others.
- Hold all trades accountable for quality,completenessand cleanliness prior to releasing billings for payment.
- Maintain a clean and safe work environment for all trades, customers, and company personnelon a daily basis.
- Respect and properlymaintaincompany equipment, office and storage facilities, and any other Company resource that may be used to perform a specific job function.
- Facilitate weekly status meeting with community New Home Specialist and record meeting notes per Company standards.
- Facilitate pre-construction, pre-drywall, pre-settlement, pre-closingand follow-up inspectionsfor each home started, as outlined in the “BuiltwithCare” program. All “items for completion” are to be remedied withincompanyprescribedtime period.
- Deliver above standard house and overhead cost controllevelsdemonstratingnew approachesto reduce operating cost while improving quality. Release vendor payment only after work has been completed to Company standards.
- Deliver all homes withinCompanyspecified quality; build time; budgets; customer satisfaction levels and warranty parameters whilecomplying withstate and local building codes, erosioncontroland OSHA Safety standards.
- Consistentlydemonstrateassigned community is well marketed to include but not limited to Model Home; empty lots; lots under construction; homebuilding compound; featured homes (complete and work in process) common open spaces.
- Install andmaintainlot signage on each permitted lot; posting Company Policies, building permits, and marketing signs. Maintain homebuildingcompoundand field office to company standards.
- Consistently use the building checklist throughout every phase of construction to ensure quality, accuracy, and compliance.
- Conduct a thorough pre-inspection of all start packages before accepting a project, verifying the accuracy and completeness of construction plans, purchase orders, homeowner selections, change orders, and all related project documentation.
- RepresentCompany, at all times, in a highly professional manner.
- FacilitateCustomer Service and Warrantyrequest.
Qualifications
- 5 years’ experience in a high-volume residential production environment
- Bachelor’s degree in a related discipline is preferred
- Strong time management and organizational skills
- Excellent written, verbal communication and customer service skills
- Successful completion of a pre-employment drug and background screening
Working Conditions
- Workweek:Mondaythrough Friday; Saturdays if workloadrequires.
- Minimumworking hours: 7:30 a.m. to4:30 p.m.
- Work truck: Dependabletransportation that is to beutilized, as required, to haul materials or laborin order tocomplete necessary job functions.
- Physical Capacity:Frequently required to bend, stoop, crawl, squat, kneel, stand, twist, push and pull(often while carrying or lifting)
- Lifting: Lifting may be required on a dailybasis;including oversized items (weights may reach 100 pounds).
- Weather: Outdoor climates may require each Builder to work in extreme temperatures and during various forms of precipitation.
- Dress: Proper business attire and personal hygiene (as specified in the employee handbook) requiredrepresentingcompanyin a professional manner.
- Stress: Situations may exist on a frequent basis that requires tolerances for stress as well asappropriate stressmanagement techniques to beutilized.
- Travel: May berequiredto travel to different communities or jobsites daily.
