The Opportunity
Flowtec is partnered with an established Chicago-based real estate developer and owner seeking an Owners Rep/Development Manager to join its team in the Loop.
This is an excellent opportunity for an experienced construction professional to transition from a General Contractor into the development side of the industry. You will use your construction knowledge to oversee the GC and delivery process while gaining meaningful exposure to acquisitions, design, entitlements, financing, leasing and the wider development lifecycle.
The company develops, owns and operates a diverse portfolio of multifamily, mixed-use and hospitality projects. As Development Manager, you will represent the ownership group from initial planning through construction, turnover and stabilization.
This is not a position where you will simply monitor reports from a distance. You will work closely with senior leadership, influence major project decisions and take genuine ownership of each development.
What You’ll Do
- Manage multifamily, mixed-use and hospitality developments from predevelopment through construction, closeout and stabilization
- Represent the owner throughout design, preconstruction and construction
- Oversee General Contractors, architects, engineers, consultants and other project partners
- Review conceptual budgets, estimates, GMP proposals, schedules, contracts and procurement strategies
- Evaluate design documents for constructability, value engineering and alignment with the project’s business plan
- Lead owner, architect and contractor meetings
- Monitor project budgets, schedules, change orders, cash flow and financial performance
- Identify project risks early and develop practical solutions with the project team
- Coordinate permitting, entitlements, utility requirements and municipal approvals
- Support due diligence and feasibility analysis for potential acquisitions and new developments
- Partner with internal acquisition, finance, asset-management, leasing and operations teams
- Manage the transition from construction into occupancy, hotel operations or residential stabilization
- Provide clear reporting and recommendations to senior leadership and investment partners
- Help improve internal development processes as the company expands its portfolio
What We’re Looking For
- Approximately 5 or more years of commercial construction experience
- Strong preference for candidates currently working for a General Contractor as a Project Manager, Senior Project Manager or Project Executive
- Experience delivering multifamily, mixed-use, hospitality or comparable ground-up developments
- Strong understanding of preconstruction, estimating, contracts, scheduling, procurement and project financials
- Ability to review drawings, challenge assumptions and hold General Contractors and consultants accountable
- Commercial mindset with an interest in understanding how developments are sourced, financed, designed, built and operated
- Strong communication and relationship-management skills
- Ability to balance detailed project execution with broader investment and development objectives
- Bachelor’s degree in construction management, engineering, architecture, real estate or a related discipline preferred
Direct development experience is helpful but not required. The company is specifically open to someone with a strong General Contractor background who wants to move into development and learn the broader real estate business.
