Job summary

Evergreen Real Estate Group is seeking a Construction Manager to serve as the owner’s representative on ground-up assisted living/senior housing projects in Ohio. This is a construction-focused role: overseeing third-party general contractors in the field, with weekly travel to active jobsites, to deliver projects on time, on budget, and to Evergreen’s quality standards.

The Construction Manager owns the day-to-day GC relationship, actively manages pay applications, schedules, and budgets on

Qualifications

Bachelor’s degree in Construction Management or related field.
7+ years of construction project management experience.
Experience as an owner’s representative working with third-party GCs, including pay application review, schedule review, and lender/investor construction monitoring.
Working knowledge of building codes and licensing/occupancy requirements for assisted living in Ohio preferred.
PMP or CCM preferred; OSHA 30-hour certification preferred.

Responsibilities

Oversee GC on active projects across Ohio; weekly site visits.
Manage pay applications, budgets, and change orders for the owner.
Lead RFIs, submittals, and field issue resolution with the GC, architect, and engineers.
Coordinate opening process and handoff to operator.
Prepare monthly construction monitoring reports for lenders, investors, and agencies.
