Job summary

Blue Heron Asset Management, LLC is seeking a proactive Construction Manager to support development and construction efforts for multifamily and mixed-use projects in the Carolinas. You will own day-to-day workstreams, coordinate with partners and lenders, and manage document control, schedules, and budgets.

The role requires 5-8+ years in construction, a relevant bachelor’s degree, and strong leadership and communication skills.

Qualifications

• 5-8+ years of construction and project engineering experience or related roles.
• Bachelor’s degree in Construction Management, Engineering, Architecture, or related discipline preferred.
• Experience with RFIs, submittals, change orders, and owner’s representation.

Responsibilities

• Support day-to-day project execution across development pipeline for ground-up multifamily construction and renovations.
• Lead coordination with construction partners, vendors, and third-party consultants; escalate issues as needed.
• Own document control workflows: drawings, specs, submittals, RFIs, meeting minutes, punch lists, closeout docs.
• Track schedules and budget; review look-ahead plans and forecast-to-complete variance explanations.
• Coordinate pay applications and lender draw processes; review values and inspections.
• Attend OAC meetings and site visits to verify progress and quality against contracts.
• Support permitting, inspections, turnover, and closeout activities with partners and third parties.
