Job summary

Dalian Development seeks a Director of Construction to lead design and construction execution across a national multifamily and mixed-use portfolio. You will oversee constructability, budgeting, and coordination with architects, engineers, and trade partners to deliver projects on time and within budget.

Ideal candidates bring 10+ years in owner’s rep, strong knowledge of building systems, Procore and Bluebeam proficiency, travel ~20%, and a track record of leadership in complex developments.

Qualifications

• Bachelor’s degree in Architecture, Engineering, Construction Management, Real Estate, or related field.
• Minimum of 10 years in owner’s rep work, architecture, construction management, or development management.
• Strong understanding of multifamily building systems, construction methods, and code compliance.
• Proficiency with Procore, Bluebeam, and advanced Excel for project management, document review, and cost tracking.
• Strong communication, coordination, and problem-solving abilities.
• Willingness to travel 20%+.

Responsibilities

• Manage architects, engineers, consultants, and GCs as the Owner’s Representative.
• Oversee design development, drawing reviews, and constructability evaluations.
• Maintain budgets, forecasts, cost controls, and change management.
• Track schedules, milestones, and critical path progress.
• Lead OAC meetings and coordinate all project communications.
• Conduct site visits to evaluate progress, quality, and compliance.
• Manage permitting and jurisdictional coordination as needed.
• Provide cost, schedule, and constructability inputs for feasibility and underwriting.
• Support due diligence (survey, environmental, geotech, zoning, market studies).
• Assist with lender reporting, draw requests, and investor updates.
• Collaborate on unit layouts, amenities, and operational considerations.
• Participate in pre-turnover and lease-up coordination.
