Job description

Operations Manager – Manufactured Housing Communities

Family-Owned Real Estate Investment & Operations Firm
Location: Indiana or Ohio
Job Type: Full-Time

About the Company

We are a family-owned real estate investment and operations firm focused on acquiring, improving, and operating manufactured housing communities throughout the Midwest. We currently own five communities with nearly 400 home sites in Indiana and Ohio and have operated more than 30 communities.

Our approach is built around long-term ownership, operational excellence, and creating clean, safe, well-maintained communities that residents are proud to call home. Since 2022, our team has closed more than $200 million in real estate transactions, and we continue to expand our portfolio.

We are looking for a motivated, organized, and hands‑on Operations Manager to oversee our Indiana and Ohio communities, lead property managers, drive home sales, improve collections, and increase occupancy.

About the Role

The Operations Manager will serve as the on-the-ground leader for five manufactured housing communities, working directly with property managers, residents, vendors, and company leadership.

This is a hands‑on position for someone who takes ownership, follows through, communicates well, and enjoys improving operations. The role requires regular travel between communities, typically weekly or every other week depending on operational needs.

The primary focus of this role is home sales, collections, occupancy growth, and property manager accountability.

Key Responsibilities
Property Management & Team Leadership
  • Oversee and support property managers across all five communities.

  • Hold regular check-ins to review collections, sales leads, move‑ins, work orders, and outstanding issues.

  • Set clear expectations, establish goals, coach team members, and follow up to ensure tasks are completed.

  • Assist with recruiting, onboarding, and training property managers as the company grows.

Home Sales & Lead Management
  • Ensure vacant homes and lots are clean, presentable, and ready for showings.

  • Respond to and follow up consistently with prospective buyers.

  • Conduct home showings and help buyers navigate the purchasing and financing process with lending partners.

  • Coordinate home deliveries, installations, lot preparation, and vendor schedules.

  • Track leads and sales activity to help achieve home sales goals.

Collections & Resident Accounts
  • Ensure past‑due accounts receive timely calls, visits, notices, and follow‑up.

  • Track payment arrangements and follow through on resident commitments.

  • Encourage residents to use online payment portals and automatic payments.

  • Work with property managers to reduce delinquency, targeting less than 2% delinquent accounts at each community.

  • Maintain consistent, professional communication with residents regarding account balances and payment expectations.

Occupancy & Resident Experience
  • Identify opportunities to fill vacant lots and homes.

  • Support resident retention and maintain positive community relationships.

  • Help organize resident events and activities that encourage engagement.

  • Work with property managers to improve occupancy and the overall resident experience.

Property Inspections & Vendor Oversight
  • Conduct regular site visits to inspect curb appeal, safety, rule compliance, maintenance, and overall property conditions.

  • Document property conditions and outstanding issues with photos and videos.

  • Coordinate mowing, trash removal, repairs, and other vendor services.

  • Verify that vendors complete work properly and address issues promptly.

Reporting & Acquisitions Support
  • Provide weekly updates for each community covering occupancy, collections, home sales, work orders, outstanding issues, and property conditions.

  • Maintain accurate records, reports, and tracking systems.

  • Assist with site visits, property inspections, home and lot counts, and documentation for communities being evaluated for acquisition.

Qualifications

We are looking for someone who is dependable, proactive, organized, and comfortable taking responsibility for results.

Required qualifications:

  • Reside in Indiana or Ohio and be able to travel regularly to all assigned communities.

  • Strong organizational skills and attention to detail.

  • Clear, professional communication skills with residents, employees, vendors, and leadership.

  • Comfortable using Excel, spreadsheets, and other technology.

  • Ability to manage multiple priorities, meet deadlines, and follow through on commitments.

  • Valid driver's license and reliable transportation for regular regional travel.

Preferred qualifications:

  • Experience in property management, real estate operations, manufactured housing, apartment management, or a related field.

  • Experience with collections, leasing, occupancy management, or home sales.

  • Experience supervising employees or coordinating vendors.

  • Familiarity with AppFolio or other property management software.

We value initiative, accountability, and a willingness to learn. Candidates who bring hard work, dedication, attention to detail, and a proactive approach can grow with the business.

What Success Looks Like in Your First 90 Days
  • Meet every property manager and visit every community within your first two weeks.

  • Establish a consistent weekly process for collections, work orders, reporting, and follow‑up.

  • Build strong working relationships with property managers and vendors.

  • Help drive sales of new homes arriving at our communities.

  • Work toward reducing delinquency to below 2% at each community.

  • Identify opportunities to improve occupancy, property conditions, and day‑to‑day operations.

Compensation & Benefits
  • Competitive base salary based on experience.

  • Performance‑based bonuses tied to home sales, collections, and occupancy improvements.

  • Mileage reimbursement for business travel.

  • Hands‑on training and direct access to company leadership.

  • Opportunities for career advancement as the company acquires additional communities.

  • A small, collaborative team where initiative is valued and individual contributions make a difference.
