Green Alpha Property Management is seeking an experienced Operations Manager to oversee day-to-day renovations across our property portfolio in NC, SC, and GA. The role reports to the Director of Operations and carries a compensation range of $70,000–$80,000 per year, with about 65% travel to SC and GA.

You will manage timelines, budgets, and vendor contracts, coordinate with property managers and asset management, and ensure safety, compliance, and quality on-site.

Qualifications

• 3+ years of experience in construction management or project management.
• Willingness to travel ~65% to South Carolina & Georgia.
• Experience coordinating vendors, contractors, or subcontractors across multiple active projects.
• Ability to manage timelines, budgets, priorities, and operational workflows.
• Proven leadership within maintenance or renovation teams.
• Familiarity with project tracking or property management software (Appfolio, Yardi, Entrada).
• Bilingual in English and Spanish is a plus.
• Knowledge of compliance, safety, and housing regulations.

Responsibilities

• Oversee on-site renovations; deliver compact analyses to senior leadership.
• Manage renovation timelines and quality across unit turns; keep projects on time and within scope.
• Update unit renovation scope and trackers daily with the Director of Operations.
• Conduct routine property inspections to uphold standards, safety, curb appeal.
• Collaborate with property managers and Asset Management to support daily operations and process improvements.
• Report KPIs and recommend strategic enhancements with leadership.
• Evaluate and manage vendor contracts, performance, and compliance.
• Monitor renovation expenses to stay within budgets and identify cost-saving opportunities.
• Maintain inventory log of deliveries and disbursements; manage on-site materials storage.
• Implement inventory systems to avoid shortages and reduce excess spending.

About the Role:

We're looking for an experienced, highly organized, and solutions-oriented Operations Manager to oversee day-to-day project management for renovations across our property portfolios in NC/SC/GA. Compensation range is from $70,000 - 80,000/year.

Renovations Oversight

• Key figure in region delivering compact analysis of on-site renovations and projects to senior leadership.
• Manage renovation timelines and quality across unit turns, ensuring projects are on time and within scope.
• Work with Director of Operations to determine unit renovation scope and keep trackers updated daily
• Conduct routine property inspections to uphold company standards, safety protocols, and curb appeal.

Cross-Functional Collaboration

• Work closely with property managers and Asset Management to support daily operations and implement process improvements.
• Partner with the strategic leadership team to report on key operational KPIs and recommend strategic enhancements.
• Evaluate and manage vendor contracts, performance, and compliance.
• Partner with leadership to monitor renovation expenses, ensuring adherence to budgets and identifying opportunities to reduce costs.

Inventory Management

• Maintain inventory log tracking all deliveries to properties and disbursements of materials to contractors.
• Monitor on-site materials storage always ensuring secure placement of renovation materials.
• Implement systems for managing inventory and onsite supplies to avoid shortages and reduce excess spending.

What We’re Looking For:

• 3+ years of experience in construction management or project management or a similar college degree
• Comfortable working in fast-paced, field-based environments with frequent site visits (65% travel - to South Carolina & Georgia)
• Experience coordinating vendors, contractors, or subcontractors across multiple active projects in property management
• Strong ability to manage timelines, budgets, priorities, and operational workflows
• Proven leadership and team-building skills, especially within maintenance or renovation teams
• Familiarity with project tracking or property management software (Appfolio, Yardi, Entrada)
• Bilingual in English and Spanish is a plus
• Knowledge of compliance, safety, and housing regulations
