Job summary

SVN International Corp. in Mobile, Alabama is seeking an Operations Manager to lead the property management team and own day-to-day operations. This role will hire, train and coach staff while ensuring high performance and accountability.

You’ll work directly with the CEO and alongside accounting and marketing leaders to turn company strategy into consistent results every day. The position focuses on multifamily leasing, renewals and overall operational excellence.

Qualifications

• 3+ years managing a leasing or property management team (residential or multifamily preferred).
• Proven track record improving occupancy, renewal rates or team retention.
• Experience hiring, training and terminating employees.
• Working knowledge of fair housing law and Alabama landlord-tenant law (Florida is a plus).
• Comfortable with property management software (AppFolio, Buildium, Yardi or similar).
• Alabama real estate license, or willingness to obtain one within 6 months.

Responsibilities

• Lead the leasing team from showing to signed lease.
• Coordinate make-readies, pricing input, listings and applicant screening with the marketing and maintenance teams.
• Enforce lease packet standards, screening criteria and fair housing compliance.
• Run a renewal process that starts 90 days before lease end.
• Track the reasons residents leave and fix the patterns behind them.
• Hire, onboard and train all operations staff.
• Oversee and maintain our training program for new hires, including written checklists for each role.
• Hold weekly one-on-ones and set clear expectations. Coach underperformers, and document and exit them when needed.
• Create a culture where people want to stay.
• Own and improve the standard operating procedures for leasing, renewals, notices, move-ins and move-outs, and resident issues.
• Work with accounting on delinquency follow-up, deposits and owner reporting.
• Make sure work orders and vendors meet response-time standards.
• Send the CEO a monthly KPI report that starts with the bottom line.

About The Role

We're a growing commercial real estate brokerage and property management firm. We're looking for an Operations Manager to lead our property management team. This person will hire, train, coach and hold the team accountable, and will own the day-to-day operations that keep owners and residents happy.

What You’ll Own

Multifamily Leasing

• Lead the leasing team from showing to signed lease. Set daily activity standards and follow-up standards.
• Keep vacancies moving: coordinate make-readies, pricing input, listings and applicant screening with the marketing and maintenance teams.
• Enforce lease packet standards, screening criteria and fair housing compliance.

Renewals

• Run a renewal process that starts 90 days before lease end.
• Track the reasons residents leave and fix the patterns behind them.

First 90 Days

• Days 1–30: Learn the portfolio, team and systems. Meet one‑on‑one with every team member. Audit leasing and renewal workflows.
• Days 31–60: Roll out the first version of the training program and the KPI report. Close the biggest process gaps.
• Days 61–90: Set baselines and confirm the scorecard targets with the CEO. Present a staffing plan.

Requirements
