Job summary

Acento Real Estate Partners LLC is seeking an Operations Coordinator to join our corporate Operations team in the Washington, DC area. You will support the full acquisition lifecycle—from initial deal review and underwriting through due diligence, takeovers, and post-acquisition true-ups.

Reporting to the Operations Manager, you’ll coordinate across departments to ensure seamless property transitions, drive process improvements, and support portfolio initiatives during slower acquisition

Qualifications

  • 2–4 years of experience in property management, asset management, or corporate real estate operations
  • Bachelor's degree in Business Administration, Real Estate, Finance, or related field
  • Proficiency in property management software (Yardi, MRI, RealPage, or AppFolio) and advanced Microsoft Excel
  • Strong project management and organizational skills with ability to meet tight deadlines
  • Excellent interpersonal and communication skills; travel as needed to support acquisitions and takeovers

Responsibilities

  • Acquisition Review & Underwriting Support: analyze underwriting assumptions, T-12 financials, rent rolls, staffing, contracts, and operating reports to identify trends, risks, and inconsistencies ahead of acquisition decisions
  • Due Diligence Coordination: coordinate document collection, data-room organization, checklists, and on-site property inspections
  • Takeover Planning & Execution: support development of transition plans, maintain timelines and checklists, coordinate across departments
  • On-Site Takeover Support: provide hands-on support before, during, and after property takeover including travel and systems setup
  • Post-Acquisition True-Up: reconcile operational information, contracts, and resident balances and compare assumptions to actuals
  • Special Projects & Process Improvement: coordinate portfolio-wide projects, reporting, and process improvements

Your Opportunity: Operations Coordinator

We’re growing fast and have an immediate opening for a highly organized, proactive, and detail-oriented Operations Coordinator to join our corporate Operations team. Reporting to the Operations Manager, this role supports the full operational acquisition lifecycle—from initial deal review and underwriting through due diligence, takeover, transition, and post-acquisition true-up. You’ll coordinate across departments to ensure successful property transitions, and support broader portfolio initiatives and process improvements during periods of reduced acquisition activity.

What You’ll Be Doing:

  • Acquisition Review & Underwriting Support: Analyze underwriting assumptions, T-12 financials, rent rolls, staffing, contracts, and operating reports to identify trends, risks, and inconsistencies ahead of acquisition decisions.
  • Due Diligence Coordination: Coordinate document collection, data-room organization, checklists, and on-site property inspections, validating rent rolls, leases, resident files, and vendor agreements.
  • Takeover Planning & Execution: Support development of transition plans, maintain acquisition timelines and checklists, and coordinate cross-functionally across Operations, Accounting, HR, IT, Risk Management, Marketing, Construction, and Asset Management.
  • On-Site Takeover Support: Provide hands‑on support before, during, and after property takeover—including travel—covering systems setup, onboarding of site personnel, and operational readiness.
  • Post-Acquisition True-Up: Coordinate reconciliation of operational information, contracts, and resident balances, and compare underwriting assumptions to actual conditions following takeover.
  • Special Projects & Process Improvement: Independently coordinate portfolio-wide projects, reporting, and process improvements, and provide project-based support to the Operations team during periods of reduced acquisition activity.
What You’ll Bring:
  • 2–4 years of experience in property management, asset management, or corporate real estate operations — direct experience with property transitions or takeovers highly preferred
  • Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field preferred
  • Proficiency in property management software (e.g., Yardi, MRI, RealPage, or AppFolio) preferred, and advanced Microsoft Excel proficiency required
  • Exceptional project management and organizational skills, with a proven ability to manage multiple tight deadlines simultaneously
  • Strong interpersonal and professional communication skills, comfortable interacting with corporate executives, site staff, and external vendors
  • Strategic, detail-oriented thinker with strong analytical and problem-solving skills and a focus on accuracy and compliance
  • Ability and willingness to travel as needed to support acquisitions, due diligence, and property takeovers
  • Fluency in Spanish preferred
