Job summary

Jones Lang LaSalle Incorporated seeks an On-site Operating Engineer for our Malvern, PA location. You will operate, monitor, and maintain critical mechanical, electrical, and HVAC systems to ensure occupant comfort and safety.

You will work with property management teams and contractors, perform preventive maintenance, troubleshoot issues, and keep accurate logs. A valid stationary engineer license or equivalent certification and 3–5 years of experience are required.

Qualifications

• Minimum 3–5 years of hands-on experience operating and maintaining commercial building systems.
• Strong working knowledge of HVAC, boilers, chillers, electrical systems, and building automation systems.
• Ability to read and interpret blueprints, schematics, technical manuals, and BMS interfaces.

Responsibilities

• Operate and monitor building systems to ensure optimal performance and energy efficiency.
• Perform preventive maintenance according to schedules (filters, lubrication, belts, inspections).
• Respond to emergency service calls and troubleshoot equipment malfunctions.
• Conduct rounds of mechanical rooms and spaces to identify issues.
• Maintain logs and documentation using CMMS/BMS systems.
• Coordinate with contractors and vendors during repairs and major projects.
• Monitor building automation systems to optimize energy use while maintaining comfort.
• Ensure safety, environmental, and code compliance during maintenance activities.
