Job summary

Responsibilities include inspecting mechanical rooms, diagnosing issues, and maintaining documentation. Requires Class A License, CFC certification, and IUOE Local 835 membership eligibility.

Qualifications

• High school diploma or state equivalent.
• Minimum of two years of related trade schooling or equivalent technical training.
• Experience in building operations, facility maintenance, or a related engineering field.
• Working knowledge of HVAC systems, boilers, pumps, air compressors, and related mechanical equipment.
• Ability to read and interpret blueprints, technical drawings, and assembly instructions.
• City of Philadelphia Class A Building Operator License required.
• Universal CFC Certification required.
• IUOE Local 835 membership or eligibility.

Responsibilities

• Perform preventive maintenance, troubleshooting, and repairs on HVAC, mechanical, plumbing, and related building systems equipment.
• Operate and maintain equipment including centrifugal water chillers, boilers, pumps, fans, compressors, heat exchangers, air handlers, chilled water systems, and BAS.
• Conduct routine facility and mechanical room inspections to identify operational deficiencies, safety concerns, or maintenance needs.
• Safely diagnose equipment issues using instrumentation, data, blueprints, and technical knowledge to determine repair priorities and corrective actions.
• Complete assigned service requests and document maintenance activities, repairs, inspections, and findings.
• Support facility operations through minor electrical, plumbing, carpentry, HVAC, and general maintenance repairs as needed.
• Assist with vendor coordination, asset inventory verification, and facility tours while communicating repair recommendations and concerns to management.
