Job summary

JLL seeks an Operating Engineer in Houston to support operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems. You will perform assigned maintenance tasks and manage work orders in CMMS, ensuring timely responses to tenant requests.

Daily responsibilities include preventive maintenance, safety training participation, and on-site troubleshooting of building systems with a focus on reliability and customer service.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Valid driver license.
• Ability to lift up to 50 lbs and frequently climb/bend.
• Comfort using ladders up to 30 feet tall.

Responsibilities

• Complete maintenance tasks including painting, pressure washing, lighting, plumbing, HVAC and carpentry.
• Maintain CMMS work orders daily and respond to tenant service requests.
• Perform preventive maintenance and inspections of building systems.
• Assist with on-call or emergency response situations as applicable.
• Troubleshoot electrical, DDC and pneumatic controls.
• Adhere to safety procedures and participate in training programs.

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.

Schedule: 2:30 pm-11:30 pm Sunday through Wednesday with rotating shift

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required Qualifications:
