Job summary

JLL in Seattle is seeking an Operating Engineer to operate, inspect, and maintain mechanical, HVAC, electrical and plumbing systems at our 24/7 corporate headquarters. This on-site role requires minimal supervision.

You will join a team of around 80 engineers, support the preventive maintenance program, and assist in training the engineering staff while responding to on-call events as needed.

Qualifications

• 3-5 years of related maintenance experience (repair, HVAC, plumbing, electrical, carpentry).
• Washington 07 Electrical License preferred; City of Seattle Boiler license preferred.
• Universal CFC EPA certification or plan to achieve within first year (with JLL assistance).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs and climb ladders up to 30 feet; strong customer service skills; leadership ability.

Responsibilities

• Operate, inspect, and maintain HVAC, electrical, plumbing, and mechanical systems.
• Assist in supervising and implementing the preventive maintenance program.
• Maintain CMMS work orders daily and address tenant service requests.
• Assist in training and supervising the engineering team.
• Support on-call or emergency response situations as applicable.

The Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This role may include assisting the Chief Engineer with providing direction to the team.

You will work as part of an engineering team of 80 at a 24/7 corporate headquarters in Seattle. This position requires the Operating Engineer to be on-site.

Schedule: Wed-Sat 1 pm-11:30 pm

What your day to day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, locksmith work and general maintenance
• Assist in supervising and implementing the preventative maintenance program
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Assist in providing training and supervision aimed at expanding the capabilities of Engineering team
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required qualifications:
