Job summary

JLL in Washington, DC is seeking a Lead Operating Engineer to run the operation, maintenance, and inspection of a Class A office building. The role requires on-site presence and leadership of a small engineering team.

You will manage day-to-day tasks, support preventative maintenance, and respond to on-call emergencies. The schedule is 6am–2:30pm, Monday to Friday, with rotating on-call every six weeks.

Qualifications

• 3–5 years of related maintenance experience in HVAC, electrical, plumbing, or carpentry.
• Trade school, union training, or college education is desirable.
• Universal CFC EPA certification or plan to obtain within year (with JLL assistance).
• Leadership or supervisory experience.
• Proficient with Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet.
• Strong customer service skills.

Responsibilities

• Lead operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems.
• Assist in supervising and implementing preventive maintenance.
• Maintain the CMMS work order system daily and process tenant service requests.
• Provide training and supervision to Engineering team.
• Support on-call or emergency response as needed.
• Troubleshoot building systems including electrical, DDC, and controls.
• Adhere to all safety procedures and participate in ongoing training.
• Assist with other projects and tasks as assigned.

What this job involves:

The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This role may include assisting the Chief Engineer with providing direction to the team.

You will work as part of an engineering team of 7 at a 800,000+ square foot Class A office building in Washington, DC. This position requires the Lead Operating Engineer to be on-site.

Schedule: 6am-2:30pm Monday through Friday + rotating on-call (1 week on call every 6 weeks)

What your day-to-day will look like:

• Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by licensing requirements)
• Assist in supervising and implementing the preventative maintenance program
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Assist in providing training and supervision aimed at expanding the capabilities of Engineering team
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned
