Job summary

Jones Lang LaSalle Incorporated is seeking an Operating Engineer to support maintenance and operation of HVAC, electrical and plumbing systems on-site in Atlanta. The role involves scheduled tasks, preventive maintenance, and on-call coverage to ensure building reliability and tenant satisfaction.

You will perform routine maintenance, coordinate with tenants, and follow safety procedures while using CMMS to manage work orders and track tasks. On-site presence is required.

Qualifications

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college desirable.
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).

Responsibilities

• Paint, pressure wash, lighting maintenance, plumbing and HVAC system upkeep.
• Maintain CMMS work orders and respond to tenant requests.
• Perform preventive maintenance and inspections.
• Assist on-call or emergency response as needed.
• Troubleshoot building systems including electrical and controls.
• Adhere to safety procedures and participate in training.
• Support additional projects as assigned.

What this job involves:

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems.

Schedule:

Thursday to Sunday 7am - 6pm + rotating on-call (1 week on call every 4 weeks)

What your day-to-day will look like:

• Painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
• Maintain work order system (CMMS) daily and complete any tenant service requests
• Perform assigned preventive maintenance and inspection tasks
• Support on-call or emergency response situations (if applicable)
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls
• Comply with all safety procedures
• Participate in ongoing technical, safety, and operational process training programs
• Other projects and tasks to be assigned

Required Qualifications:

• 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
• Trade school education, union training, military service or college is desirable
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
• Experience using Microsoft Office (Word, Outlook, Excel, Teams)
• Ability to lift up to 50 lbs
• Comfort using ladders up to 30 feet tall
• Ability to frequently climb, bend, kneel, lift and/or drive
• Strong customer service skills
