Job summary

Qualifications

• High School diploma or equivalent required.
• Minimum 3 years of maintenance or related property management experience.
• Experience supervising a maintenance team preferred.

Responsibilities

• Oversee day-to-day maintenance operations for assigned property.
• Coordinate maintenance staff scheduling and tasks to ensure timely completion of work.
• Assist Community Manager with interviewing and hiring maintenance staff.
• Supervise and evaluate performance of maintenance team; mentor and develop staff.
• Schedule and perform preventive maintenance and apartment turns.
• Lead on-site troubleshooting for HVAC, electrical, plumbing, and related systems.
• Respond promptly to resident maintenance requests and ensure quality service.
• Inspect units before/after move-ins and after turnover for safety and quality.
• Manage vendor selection, bids, and contractor oversight for quality workmanship.
• Monitor expenses and procure maintenance supplies with cost controls.
• Communicate maintenance status and issues to Community Manager.
