Job summary

Capital Square Living is seeking a Service (Maintenance) Specialist to keep the property clean, safe and functional at our Richmond-area communities. You will diagnose issues, perform repairs, prep vacants, and support groundskeeping while delivering friendly resident service.

Qualifications

• High School Diploma or GED required.
• Ability to apply logical thinking to define and correct problems.
• Excellent organizational skills and a customer service mindset.
• Proficiency in interpersonal communication to interact with residents, clients, team members and other contacts.
• Positive, motivating and team-oriented attitude.
• Desire to excel in a competitive environment.

Responsibilities

• Completes assigned work orders from resident requests and preventative maintenance.
• Repairs in accordance with policies, safety standards and code requirements.
• Prepares vacant units for leasing and new move-ins.
• Obtains needed supplies and materials, completes maintenance tasks and inspects work.
• Assists in maintaining grounds, common areas and amenities.
• Pressure-washes walkways and pool areas, paints curbs and signage as needed.
• Assists in property inspections to identify safety and risk concerns.
• Responds to questions and addresses resident concerns in a courteous manner.
• Keeps the property in good repair and communicates needs.
