ROCKAWAY TOWNSHIP SCHOOL DISTRICT is seeking an experienced HVAC Technician to maintain and operate district boilers, HVAC systems, univents, and refrigeration equipment across multiple buildings.

The role requires a Black Seal License within 1 year, extensive hands-on experience, and the ability to perform preventive maintenance, inspections, and repairs in a school environment. The position is full-time, 12-months, with an eight-hour day and benefits included.

Qualifications

  • High school diploma, HVAC Certificate, and CFC Certification.
  • Refrigeration license Type 1 and 2 required.
  • Minimum 5 years direct experience in HVAC maintenance and operations.

Responsibilities

  • Learn locations of all HVAC equipment and their building relationships.
  • Perform preventive maintenance evaluations on district equipment.
  • Maintain repair parts inventory for boilers, HVAC, univents, refrigerations.
  • Repair and service HVAC components per manufacturer specifications.
  • Troubleshoot and diagnose HVAC equipment, boilers, air conditioning units.
  • Lift up to 75 lbs and work from ladders; comply with safety rules.
  • Perform snow removal and after-hours duties as needed.

  • Minimum 5 years direct experience in the maintenance and operations of:
    • HVAC and boiler systems
    • Commercial lotchen equipment
    • Commercial refrigeration equipment.
  • Must have basic knowledge of: BAS Systems for use on our energy management system program, Preventative Maintenance, and work order system
  • Experience in the maintenance and operations of different types of air distribution systems such as VAV, Split System, Uni-Ventilators, etc.
Job Duties
  • Learn the locations of all HVAC equipment and how they relate to each building
  • Conduct periodic evaluation of the district's equipment that you are tasked to maintain for preventive maintenance needs.
  • Establish and maintain repair parts inventory for the repair of the district boilers, HVAC system, univents, and refrigeration units.
  • Maintain and repair all HVAC equipment and components to manufacturer's recommendations, le, valves, motors, belts, bearings, filters, and lubrication, etc
  • Knowledge of equipment management controls to be able to start, stop, check status, or change conditions on HVAC systems
  • Make rounds of all equipment in the schools and classrooms. Identify and repair any potential problems and keep the systems operational and clean
  • Must hold a current Black Seal License or obtain it within 1 year.
  • Must know how to prepare boilers for NJ State Inspections, including refractory work, cleaning, and installing new seals on the shell of the boiler and water side inspection ports
  • Must be able to replace bearings and centrifugal pumps; change bearings on fan systems, motors, pumps, and shafts
  • Knowledge of operating boiler plants and chiller plants to maintain system temperatures and equipment runtimes through the BAS System and boiler controls
  • Must be able to service, install, repair, evacuate, recharge, and replace refrigeration systems including split systems, chillers, packaged units, ERV units, etc.
  • Must be capable of troubleshooting and diagnosing HVAC equipment. Boilers. Air conditioning equipment, unit ventilators, and package units
  • Ability to lift 75 lbs and perform other physical work inside and outside under varying weather conditions
  • Ability to work from a ladder
  • Must be able to use necessary tools and operate various equipment properly and safely.
  • Ability to work harmoniously with supervisors, maintenance staff, custodians, professional staff, and students
  • Be able to prioritize workflow based on daily work orders
  • Keep records of assignments and produce detailed work reports
  • Complete work orders accurately in a timely fashion.
  • Must follow strict safety rules to prevent injury.
  • Perform all other duties as assigned by the Supervisor of Facilities, or his designee
  • Responsible for snow removal (plowing) in inclement weather (to include early call-in or after hours when necessary)
  • After-hours call-in as needed when necessary or during an emergency when required.
  • Set-up and take-down of facilities as needed for special performances at schools and graduation
  • Monitor Boilers on rotation on weekends
  • Perform additional duties as assigned
TERMS & APPLICATION INFO
  • Contract Terms Of Employment: Full-time, 12-months, 8-hour day exclusive of hour lunch
  • Salary: Range is $65,000-$85,000
  • Benefits: Full-time employees are eligible for medical, prescription, and dental benefits. Sick, personal, and vacation day allotments are included.
