Job summary

Clear Investment Group's Terraces at DeKalb in DeKalb, IL is seeking an Assistant Property Manager to lead day-to-day operations of a distressed residential community. The role focuses on leasing, collections, maintenance coordination, staff management, and financial performance to restore occupancy and efficiency.

The ideal candidate has proven experience turning around underperforming properties, strong leadership, and the ability to develop sustainable systems.

Qualifications

• 4+ years of property management experience
• Proven turnaround track record
• Strong leadership and staff development
• Knowledge of Fair Housing laws and local regulations
• Ability to manage budgets and financial reporting

Responsibilities

• Oversee daily property operations and ensure compliance with policies and laws
• Coordinate maintenance, repairs, and preventive care
• Manage maintenance requests and vendor coordination
• Monitor leases, community rules, and safety policies
• Handle resident complaints with professionalism and follow-through
• Supervise on-site team and conduct performance reviews
• Lead leasing and marketing to maintain high occupancy
• Prepare budgets and monthly/annual financial reports
• Train staff and ensure timely administrative duties
