Job summary

Kittle Property Group is seeking a Property Manager for The Commons at Springmill Apartments in Westfield, IN. You will oversee on-site operations, drive occupancy, and manage staff to ensure compliance and performance.

The role requires budget oversight, staff supervision, and coordination with regional leadership. The position offers benefits, PTO, weekly pay, and growth opportunities in a dynamic residential setting.

Qualifications

• High school diploma or GED is required.
• 1 year of experience in property management or related field.
• CAM, ARM or similar certification is recommended.
• Language skills: read, write, speak and interpret rules and procedures.
• Math skills: handle ratios, percentages and basic graphs.
• Reasoning: apply common sense to instructions and situations.
• Computer skills: intermediate MS Office and property management software knowledge.

Responsibilities

• Direct property operations and staff in a cost-effective manner.
• Develop and manage annual budget.
• Maintain occupancy levels according to budget.
• Hire staff, manage performance and address employee relations issues.
• Motivate and develop staff.
• Process applications and re-certifications for compliance.
• Maintain compliance policies and procedures.
• Supervise rent collection, ledgers, deposits and petty cash.
• Pursue delinquent rents and coordinate with collections.
• Direct marketing and leasing activities to maintain occupancy targets.
• Supervise resident relations and enforce community rules.
• Oversee maintenance, repairs and preventive maintenance.
• Oversee landscaping, lawn care and snowplowing.
• Collaborate with Regional Supervisor to meet budget objectives.
• Show apartments to prospective residents.
• Perform other duties as assigned.
