Job summary

AKAM is seeking an On-Site Project Manager for a 36-month capital improvement program in a occupied downtown NYC residential building. The role requires coordinating field activities, managing resident communications, maintaining daily reports, and escalating issues to the PMG Director.

Qualifications

• Bachelor's degree preferred; substantial experience may be considered in lieu of the degree.
• Three to five years of relevant on-site project management or construction administration experience.
• Experience with capital improvement work in occupied NYC residential buildings and knowledge of Local Laws and safety requirements.
• Ability to read drawings, specs, and schedules to support logistics and escalation.
• Strong judgment, organization, and communication skills; capable of professional correspondence.

Responsibilities

• Maintain full-time site coverage and stay current on active work areas and milestones.
• Prepare detailed daily reports with photographs and action records.
• Coordinate notices, access, shutdowns, deliveries, and logistics with project team.
• Serve as field contact among property management, staff, residents, engineers, contractors, and inspectors.
• Document conditions and coordinate with Architect/Engineer; facilitate access for inspections.
• Monitor progress and escalate emergencies, leaks, or safety concerns.
• Facilitate access and logistics for punch-out, turnover, and warranties.
