Job summary

Columbia University Residential Operations seeks a Portfolio Manager to lead financial strategies across properties, improve NOI, asset value and resident satisfaction. The Portfolio Manager will work with fellow Portfolio Managers and Asset Directors to prepare for turn seasons and oversee inspections for quality and compliance.

This position is Essential Personnel and requires on-site reporting to campus for emergencies, with strong emphasis on leadership, project management, and NY building

Qualifications

• Bachelor’s degree required; master’s preferred.
• 4–6 years of demonstrated experience in property operations or equivalent.
• Essential Personnel designation requiring on-campus reporting during emergencies.

Responsibilities

• Provide financial leadership on-site at Columbia Residential Portfolio properties.
• Manage Building Superintendents and oversee on-site operations across multiple properties.
• Drive compliance, streamline processes, and deliver cost and time savings.
• Lead project management, financial analysis, risk management, and staff development.
• Collaborate with Asset Directors and Portfolio Managers on training and performance.
