Job summary

Columbia Residential is seeking a Resident Manager to oversee operations of portfolio properties, ensuring top-tier service and asset value. You will coordinate with the Portfolio Manager, Porters, and Handypersons to meet residents’ needs and maintain high satisfaction.

The role requires supervising staff, maintaining equipment, and ensuring safety and regulatory compliance across 40-hour workweeks in university housing. You will reside in University housing.

Qualifications

  • High School Diploma or equivalent required, plus a minimum of 5 years related experience, including Handyperson/Porter and supervisory experience.
  • Computer proficiency is required; ability to attain required certificates or licenses (Standpipe, Sprinkler, No. 6 Boiler License, No. 6 Fuel Oil Certificate of Fitness).
  • Essential duties include heavy lifting and outdoor work in any weather; knowledge of absorption air conditioning, chillers and their auxiliaries.
  • Working knowledge of oil-fired low-pressure boilers and safety systems, with active maintenance.
  • All applicants must undergo a criminal background check.

Responsibilities

  • Maintain operating equipment with regular inspections and service.
  • Repair and maintain equipment, common areas and apartments; service roofs and fire escapes.
  • Operate with office/industry tech for maintenance and client services.
  • Maintain records of tenant inquiries and residential operations; generate reports.
  • Clean and fully maintain apartments; heavy lifting and snow shoveling as needed.
  • Monitor outstanding work orders and on-site projects for timely completion.
  • Ensure legal requirements are met and documentation preserved.
  • Communicate with building staff about training and status updates.
  • Monitor compliance with safety policies and regulations.
  • Handle unexpected maintenance and communicate with residents professionally.
  • Develop relationships with residents, staff, and vendors.

The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. Position Summary

Columbia Residential staff support the operations of 150 buildings and serve the University community of over 8000 faculty, staff, postdoc, graduate, and select undergraduate student residents. Our team of leasing, operations, construction, and building staff are knowledgeable, efficient, and dedicated to providing the best customer service to the residential community.

The Resident Manager is expected to monitor any issues that affect asset value and resident satisfaction in any assigned portfolio property. The Resident Manager anticipates the needs of the residents, working with the Portfolio Manager (if applicable), Porters, Door Attendants, and Handypersons on site to ensure delivery of services at a level that will meet residents’ utmost satisfaction. The Resident Manager plays a critical role in ensuring high levels of resident satisfaction. This position involves proactively identifying and addressing any issues that could affect the property’s value or resident contentment.

Responsibilities
  • Responsible for maintaining all operating equipment in the premises. This duty will include regular inspections of facilities and equipment to determine the need and extent of service, and maintenance of any equipment.
  • Repair and maintain equipment, common areas, and apartments as needed, as well as perform maintenance on roofs, fire escapes, and any other items relevant to the efficient management of a property.
  • Comfortable with office suite and industry-specific technology and its use in providing building maintenance and client services.
  • Maintain records about tenant inquiries and other records of residential operations. Information collected may need to be used in created reports, as instructed by the Regional Manager.
  • Duties include, but are not limited to, maintaining and fully cleaning apartments. Heavy lifting, moving residential appliances, and snow shoveling are required.
  • Monitor any outstanding work orders, on-site projects, or other work done at a portfolio property to ensure its satisfactory completion.
  • The Resident Manager will further ensure all necessary legal requirements are met, and proper documentation is captured and preserved.
  • The Resident Manager will regularly communicate with building staff to maintain knowledge of their set of abilities, and also any training needs, and keep the Regional Manager apprised of their status.
  • Monitor work to ensure compliance with all policies and procedures, including safety guidelines and regulations.
  • Unexpected maintenance needs will be properly managed, and any communication with the residents will be handled in a manner that is timely and professional.
  • Develop and maintain positive relationships with Columbia Residential residents, staff, and vendors.

Minimum Qualifications

  • The candidate should also have a working knowledge of oil-fired low-pressure boilers and their auxiliaries; fire safety systems; and be able to ensure that they are in good working order at all times.
