Job summary

JLL is seeking an Operating Engineer to maintain and monitor critical building systems, ensuring uptime and compliance with SLAs. You will work under the Engineering Manager to troubleshoot, perform preventive maintenance, and optimize operations in a demanding environment.

The role requires 3+ years in facilities operations with HVAC, electrical and BAS knowledge, and the ability to coordinate contractors and maintain logs. On-site Kirkland, WA position with comprehensive benefits.

Qualifications

• High School diploma, GED or technical training/degree.
• 3+ years in facilities ops, maintenance and engineering.
• Electrical license (01,07 or 06A).
• Knowledge of critical environments, HVAC and infrastructure.
• Proficiency with MS Office applications.
• Strong analytical and problem-solving abilities.
• Knowledge of BAS and building systems.
• Commitment to a clean and safe workplace.

Responsibilities

• Maintain and monitor building systems including HVAC, electrical, plumbing, refrigeration, and air conditioning equipment.
• Record readings and adjust systems to ensure proper operation.
• Analyze operations to identify and resolve malfunctions with corrective actions.
• Oversee contractor activities and ensure clear communication on critical functions.
• Maintain detailed engineering logs, data sheets, and building rounds records.
• Implement and follow emergency escalation procedures.
• Adhere to Critical Awareness Process and engineering guidelines.
• Support development of complex utility/electrical/mechanical procedures.
