Job summary

MidPen Housing Corp. is seeking a Maintenance Technician to join our property management team in Santa Cruz, CA. You will handle electrical, plumbing, carpentry, and landscaping tasks across our affordable housing communities, reporting to the Community Manager.

The role includes a rotating on-call schedule, training junior staff, and coordinating with contractors to maintain safe, quality housing for residents. A high school diploma or GED and valid CA driver’s license are required.

Qualifications

• Three years of maintenance, landscaping, and irrigation experience; preferably in property management.
• Extensive plumbing knowledge with experience in electrical repairs to appliances, circuits, and fixtures.
• Rough and finish carpentry experience with ability to perform structural and cosmetic repairs.
• Basic knowledge of OSHA safety regulations and landscape maintenance practices.
• Strong coaching and training abilities with good written and verbal communication skills.
• Basic computer skills for work order management and documentation.
• Valid California driver’s license with reliable transportation and current auto insurance.
• Physical ability to lift up to 50 pounds regularly and work in all weather conditions.

Responsibilities

• Rotate on-call schedule, providing 24/7 emergency maintenance coverage.
• Perform skilled maintenance and repairs in electrical, plumbing, and carpentry tasks.
• Prepare vacant units for re-occupancy within set timeframes (turnovers, painting, flooring, fixtures).
• Maintain landscaping and irrigation, ensure lighting and clean common areas.
• Coach and oversee Maintenance Groundskeeper staff and assist with training.
• Coordinate with contractors, assist in bidding, scheduling, and monitoring work.
• Complete preventive maintenance schedules and manage inventory of tools and supplies.
• Assist Community Manager with move-ins/outs, inspections, and procurement.
• Perform other duties as assigned.
