Job summary

WSH Management in Long Beach, CA is seeking a Maintenance Technician to inspect, repair, and maintain a multi-family property. You will respond to service requests, supervise preventative maintenance, and coordinate with the Resident Manager and external contractors.

Requires 1–2 years of apartment maintenance experience, a high school diploma, and a valid driver’s license. On-call and weekend work may be required. Benefits include medical, dental, vision, life insurance, and a 401(k) plan.

Qualifications

• HSD or equivalent is required.
• 1–2 years of apartment maintenance experience or similar.
• On-call and weekend service experience.
• Excellent written and verbal communication skills.
• Strong customer service and interpersonal abilities.
• Experience with electrical, plumbing, and appliance repairs.
• Prior janitor/porter experience is a plus.
• Ability to handle heavy equipment and machinery.
• Familiar with cleaning chemicals and SDS.
• Valid driver's license and insurance; reliable transportation.
• Background and drug screening required.

Responsibilities

• Inspect property and equipment daily to determine service needs and staff requirements.
• Respond to service requests in FIFO order unless emergencies arise.
• Implement and supervise preventative maintenance program.
• Update preventive maintenance schedule quarterly, including HVAC, safety devices, leaks.
• Submit monthly property safety inspection reports to Resident Manager.
• Assist with apartment turnover and obtain bids for work from contractors.
• Direct contracted projects to meet specifications.
• Purchase and maintain records of supplies and equipment.
• Operate safety equipment and maintain a safe work environment.
• Compile labor and material cost records and report to owner/agents.
• Review bids and provide recommendations to supervisors.
• Respond to emergency calls 24/7; overtime may be required.
• Provide on-call emergency services on rotation with other staff.
• Coordinate with sister properties when on leave; notify supervisors as needed.
• Support office staff in safety and security efforts for the property.
• Keep maintenance shop tidy and tools in good condition.
• Be personable with residents and maintain professional conduct.
• Diagnose and repair HVAC, electrical, plumbing, and appliances; address hard-to-reach issues.
• Re-key locks and cut keys; repairs to carpentry and drywall as needed.
• Assist with cleanliness of property including trash and hallways.
• Monitor inventory and place replacement orders for parts and supplies.
• Operate power tools safely and drive to local sites as needed.
• Maintain cell phone availability during working hours and on call.
