Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to keep interior and exterior spaces, common areas, and equipment in top condition across our properties. The role focuses on timely work orders, make-ready tasks, safety, and resident satisfaction.

Responsibilities include diagnosing issues, performing repairs, coordinating vendors, managing supplies, and documenting activities. Strong communication and a safety-minded approach are essential to maintain high standards for our

Qualifications

• High School Diploma or GED equivalent.
• 1–3 years apartment maintenance experience.
• EPA Type I/II or Universal refrigerant certification.
• Current valid driver’s license.
• Ability to lift up to 50 lbs (150 lbs with assistance).
• Proficiency with property management software (Entrata Yardi or One Site).

Responsibilities

• Complete 24–48 hour work orders and routine property upkeep.
• Execute make-ready for vacant units and coordinate vendors.
• Repair rather than replace parts when feasible to control costs.
• Track inventory and re-order supplies as needed.
• Document service requests promptly for records.
• Periodically inspect contractor work for quality compliance.
• Attend safety meetings and follow OSHA guidelines.
• Provide courteous resident service and address concerns.
• Assist in periodic property inspections and safety assessments.
• Perform other duties as assigned.
