Job summary

Elliron Residential is seeking a hands-on Maintenance Technician to support the Maintenance Supervisor in preserving the community’s physical integrity and handling service requests, including HVAC, to keep residents safe and comfortable. In the Supervisor’s absence, you may assume maintenance duties and help return vacants to market-ready status.

Qualifications

• Minimum of 1 year of on-site property maintenance experience required.
• HVAC certification required.
• Solid understanding of trade fundamentals: electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, exteriors, and windows.
• Comfortable using hand tools, power tools, and other maintenance equipment safely.
• Willingness to wear required safety gear (back support belt, goggles, masks, and gloves as tasks dictate).
• Full-time availability, minimum 35 hours/week, including weekends as circumstances warrant.
• Availability for rotating on-call emergency coverage.

Responsibilities

• Preventive Maintenance & Safety: Stay knowledgeable of EPA/OSHA regulations governing hazardous materials storage and management.
• Monitor property conditions and correct unsafe conditions (e.g., broken gates, stairs, lighting).
• Schedule and perform routine preventive maintenance on equipment as directed.
• Inspect and maintain tools; keep storage areas locked when not in use.
• Stay aware of utility, meter, and sewer access cut-offs.
• General Maintenance: Diagnose and perform repairs across electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, exteriors, and windows.
• Inspect and coordinate make-ready repairs; assist make-ready staff to meet deadlines.
• Report major repairs and requisitions to the Community Manager before expenditures.
• Change locks and make keys as needed.
• Move heavy appliances and assist with moving furniture; transfer items to dumpster.
• Track inventory of spare parts and inform supervisor of shortages.
• Grounds & General Support: Keep grounds neat; perform tasks as warranted.
• Conduct all business in accordance with company policies, Fair Housing, FCRA, and applicable laws.
