Job summary

JLL is seeking a Facilities Project Manager to serve as the single point of accountability for vendor contract performance and the planning, procurement, and delivery of small facilities projects at Rush University Medical Center. You will lead, coach, and develop a small team while coordinating with clinical and operational stakeholders in a 24/7 hospital setting.

The role manages budgets, schedules, and scope while ensuring regulatory compliance and a consistent project process.

Qualifications

  • Bachelor's degree in engineering, construction management, facilities management, or related field, or equivalent experience.
  • 7+ years in facilities management, construction, or project management, ideally in healthcare or another critical environment.
  • 2+ years of supervisory or team development experience.
  • Demonstrated experience writing scopes, managing bids, and administering fixed-price and time-and-materials contracts.
  • Experience managing project or contract budgets and reconciling vendor invoices.
  • Working knowledge of building systems (HVAC, plumbing, electrical, life safety) sufficient to evaluate scope and quality.
  • Strong negotiation, documentation, and stakeholder communication skills.
  • Proficiency with CMMS/work order systems and Excel. PMP or equivalent preferred.
  • Familiarity with healthcare facility requirements (ICRA, life safety, accreditation standards) preferred.

Responsibilities

  • Vendor contract management: maintain master register, budget, scope and performance.
  • Manage fixed-cost contracts and approve work against scope and quality.
  • Lead vendor performance reviews and drive corrective actions.
  • Oversee renewals, rebids, and scope revisions with benchmarking.
  • Escalation point for disputes, change orders, and extra-work requests.
  • Maintain a single project log: status, budget, schedule, owner.
  • Develop scopes of work, issue bids, lead bid leveling, award recommendations.
  • Manage projects from award through closeout: schedule, cost, QA, punch lists.
  • Coordinate with clinical/operational stakeholders in a 24/7 hospital environment.
  • Ensure safety, permitting, and regulatory compliance.
  • Enforce standard project process across the account.
  • Own the project and vendor budget: forecasting, tracking, reporting.
  • Reconcile invoices against work performed.
  • Coordinate with finance to align spend with budgets and reporting.
  • Flag cost risks and propose corrective action.
  • Partner with sourcing on vendor selection and terms.
  • Follow approvals and delegation for awards and changes.
  • Support vendor onboarding and compliance requirements.
  • Supervise and develop direct reports; conduct regular reviews.
  • Build team knowledge via site walks and increasing ownership.
  • Report status and risks monthly to the Account Director.
