ON-SITE GENERAL MANAGER

Allied Partners

We are seeking a dynamic individual to join our residential management team as the General Manager for a luxury, residential managed building. The General Manager has overall responsibility for planning, organizing and directing the operations of a luxury residential cooperative complex and implementing the objectives, policies, and procedures adopted by the cooperatives’ boards of directors. In addition, the General Manager must maintain oversight and compliance.

Responsibilities
  • Oversee building operations, physical plant and building systems maintenance, and capital improvement programs. Direct in-house staff; contract for required services; oversee performance by outside contractors; enforce compliance with contracts; ensure compliance with governmental rules and regulations; maintain insurance; and advise Board of Directors with respect to required maintenance and capital improvements.
  • Responsible for the Oversight of the financial affairs of the cooperatives, including preparation of expense and capital budgets for presentation to the Finance Committee of the Board of Directors, work with retained back-office accounting staff to ensure operation of the cooperatives stay within approved budgets. Assist retained firms(s) with the preparation of required audits.
  • Foster positive community relations within the cooperatives, the larger Parkchester community, and the surrounding neighborhood. Attend special Parkchester events.
  • Supervise cooperative staff of approximately 360 employees, including management. Generate a positive work environment ensuring quality performance and retention of staff; and implement fair and consistent procedures for appraisal performance and review; hire and dismiss staff within budget limitations and, with respect to certain high level management positions, with the approval of the Board of Directors.
  • Report to and advise the Board of Directors on operations, financial matters, resident concerns, policies and procedures. Develop long-range plans and make recommendations to the Board of Directors.
  • With respect to cooperatives’ commercial space, oversee leasing, rent collection and construction.
  • Support and provide leadership in a commitment to achieve the cooperative’s vision and mission and extoll its values in the day-to-day conduct of business. Establish and be consistent in the application of expectations of appropriate professional behavior.
  • Oversee completion of projects and capital improvements consistent with local codes to ensure timely completion within the planned budget.
  • Conduct formal inspections at least monthly in compliance with established standard operating policies and procedures.
  • Responsible for the negotiation of service contracts with outside vendors to achieve the highest levels of performance at the lowest cost and in compliance with cooperative standards and guidelines for business conduct.
  • Performs additional assignments as required by the operation.
Supervisory Responsibilities
  • The General Manager hires, trains, and supervises qualified management and maintenance staff to promote efficient and cost-effective operation. The General Manager is responsible for planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.
Qualifications
  • Minimum 10 years of experience in a similar role within the real estate management industry
  • Bachelor’s degree required
  • MRI experience is a plus.
  • Proven experience in financial management and business operations
  • Proficiency in Microsoft Office or equivalent software
  • Ability to navigate multiple floors and buildings to maintain effective communication with team members and residents
  • Demonstrated success in managing multi-layered teams
  • Proactive leader with a focus on continuous improvement and operational excellence

Salary Range: $150,000.00 - $180,000.00 per year.
