Job summary

SHOP Companies seeks a detail-oriented Property Manager to oversee daily operations of retail/commercial properties in Dallas, TX. You will manage leases, coordinate with tenants and vendors, and monitor budgets to ensure profitability and tenant satisfaction.

Responsibilities include budgeting, rent collection, lease administration, and capital projects while maintaining compliance with safety and company standards. On-site role requiring travel between properties as needed.

Qualifications

• 5+ years of direct commercial/retail property management experience.
• Bachelor's degree in business administration, Finance, or related field preferred.
• Financial acumen to discuss budgeting, financial reporting and lease administration.
• Ability to manage multiple properties, schedules and priorities effectively.
• Valid driver's license for travel between properties.
• Texas State Real Estate License is highly preferred.
• Hands-on proficiency with Yardi for property management is a must.
• Familiarity with property management software such as AppFolio, MRI, Kardin is a plus.
• Strong attention to detail and organizational skills.
• Excellent communication and interpersonal skills.
• Ability to prioritize tasks and work independently.
• Proficiency in MS Office Suite (Excel, Word, Outlook).

Responsibilities

• Prepare and manage annual property budgets, rent collections, and analyze monthly variances.
• Coordinate management activities with administrative team, facility, leasing, and accounting.
• Serve as primary contact for retail tenants and enforce lease compliance.
• Lead leasing activities including tenant acquisition, renewals, and lease administration.
• Oversee property operations, site inspections, and capital projects; ensure safety compliance.
• Manage work orders, preventive maintenance, and project management; coordinate moves.
• Conduct routine property visits to identify maintenance needs and cleanliness.
• Monitor rent collection and delinquent accounts; enforce lease terms.
• Collaborate with vendors to maintain property standards and control costs.
• Ensure compliance with local regulations, safety codes, and industry standards.
• Respond promptly to tenant inquiries, complaints, and emergencies.
• Develop strategies to improve occupancy, tenant retention, and property value.
• Coordinate with accounting to route payments from client operating accounts; handle AP/AR queries.
• Prepare and present monthly financial and operational reports to ownership and stakeholders.
• Request COI and W9 compliance from vendors and tenants.
