Job summary

Back Creek Builders LLC, based in Annapolis, MD, is seeking an on-site Project Manager to oversee residential and light commercial construction from planning through closeout. You'll coordinate schedules, materials, and inspections, manage change orders, and maintain thorough documentation.

You will lead field teams, coordinate with vendors and trade partners, ensure adherence to codes and safety standards, and drive continuous improvement on active jobsites in the Arnold/Annapolis area.

Qualifications

• Strong project planning and execution abilities to oversee timelines, budgets, scope, and stakeholder communication.
• Experience coordinating materials, vendors, and schedules, leveraging Expediting and Expeditor skills to keep projects moving.
• Knowledge of logistics principles with logistics management to manage deliveries, storage, and sequencing of work on active jobsites.
• Familiarity with building codes and quality standards, with inspection experience to support site inspections, punch lists, and compliance reviews.
• Proficiency with construction management software, spreadsheets, and digital documentation tools.
• Strong verbal and written communication, negotiation, and conflict-resolution skills.
• Proven ability to lead and collaborate with field teams, subcontractors, and trade partners in a fast-paced environment.
• High school diploma or equivalent required; an associate’s or bachelor’s degree in construction management, engineering, or a related field is preferred.
• Prior experience as a construction project manager, assistant project manager, superintendent, or similar role is highly beneficial.
• Valid driver’s license and ability to travel between jobsites in and around Arnold, MD as needed.

Responsibilities

• Oversee construction projects from planning through completion, coordinating schedules, subcontractors, materials, and inspections.
• Develop and update project plans, track progress, and manage change orders.
• Maintain accurate documentation and clear communication with clients, vendors, inspectors, and internal teams.
• Support site walks, quality checks, and punch-list completion while promoting safety and continuous improvement.
• Promote a culture of safety and accountability on every jobsite.
