Job summary

Vicinia Property Management is seeking an on-site Community Manager with HUD experience to lead daily operations for our Indianapolis community. You will supervise staff, drive leasing, manage marketing and budgeting, and ensure resident satisfaction while maintaining the asset and reporting to the VP of Operations.

You will coordinate leasing training, oversee market-ready readiness, and cultivate positive relationships with residents, staff, vendors, and the public while upholding company

Qualifications

• High school diploma or equivalent required.
• Valid driver's license and reliable transportation with active auto insurance.
• Minimum one year residential property management experience, 2+ preferred.
• HUD experience required.
• Excellent communication, organizational, and leadership skills.
• Sales/leasing experience in multi-family or hospitality preferred.
• Marketing and budgeting experience preferred.
• Proficiency with property management and/or accounting software.

Responsibilities

• Leasing apartments at established rental rates as determined by leadership.
• Prepare leasing paperwork and ensure accuracy of applications and agreements.
• Collect security deposits, rent and other funds; safeguard monies.
• Monitor marketing effectiveness and provide input on promotions and ads.
• Maintain knowledge of rent, pricing, market comps and occupancy; track vacancies.
• Inspect and prepare vacant apartments to be market-ready within 7 days of vacancy.
• Train, supervise, and evaluate on-site staff; conduct performance reviews.
• Conduct staff meetings and participate in management meetings.
• Coordinate leasing training and ensure staff professionalism and customer service.
• Issue notices and handle delinquencies as per policy; monitor closing ratios.
• Review lease renewals and adjust rents per budget and market conditions.
