Job summary

Continuum Companies Inc. is seeking an On-Site Manager for a 404-unit condominium community in Germantown, MD. You will lead a dedicated team, collaborate with the Board, and ensure daily operations run smoothly with a focus on resident relations.

Qualifications

• Experience in real estate management, especially for condominium/homeowner associations.
• Strong communication with Board members, homeowners and vendors.
• Proven ability to manage budgets, financial reports and operating expenses.
• Demonstrated leadership to supervise on-site staff.
• Ability to coordinate maintenance and capital improvement projects.
• Experience preparing Board meeting agendas and management reports.
• Knowledge of local, state, and federal regulations related to property management.

Responsibilities

• Serve as the primary liaison between the Board, homeowners, vendors, and Continuum leadership.
• Supervise the on-site Administrative Assistant and Building Engineer.
• Manage vendor contracts, monitor performance, and coordinate maintenance/capital projects.
• Prepare and manage annual budgets, review financials, and monitor expenses.
• Conduct regular property inspections to ensure cleanliness, safety, and upkeep.
• Oversee operation and maintenance of community amenities (pool, club room).
• Respond to homeowner inquiries and resolve concerns professionally.
• Prepare Board meeting agendas, reports, packets, and follow-up docs.
• Ensure compliance with governing docs, policies, and regulations.
• Coordinate emergency response and oversee maintenance initiatives.
