Job summary

Abaris Real Estate Management is seeking an On-Site Community Manager to oversee a 404-unit garden-style condominium community in Germantown, Maryland. This role emphasizes resident relations, Board collaboration, and leading a dedicated on-site team.

You will manage budgets, coordinate maintenance, supervise staff, and ensure compliance with governing documents and local regulations. This is a full-time position with competitive salary and benefits.

Qualifications

• 3+ years of condominium association management experience.
• Experience working with Boards of Directors and residents.
• Strong budgeting and financial reporting abilities.
• Proven leadership in supervising staff and coordinating vendors.

Responsibilities

• Serve as the liaison between the Board, homeowners, vendors, and leadership.
• Supervise the on-site Administrative Assistant and Building Engineer.
• Manage vendor contracts, track performance, and coordinate maintenance/capital projects.
• Prepare and manage annual budgets; review financial reports; monitor expenses.
• Conduct property inspections to ensure cleanliness, safety, and upkeep.
• Oversee operation of amenities including pool and community room.
• Respond to homeowner inquiries and resolve concerns professionally.
• Prepare Board meeting agendas and management reports.
• Ensure compliance with governing documents and applicable regulations.
• Coordinate emergency response efforts and oversee maintenance projects as needed.
