Job summary

Dominium is seeking a Community Manager for a 228-unit apartment community in Holiday, FL. You will supervise on-site staff, drive occupancy and resident retention, manage budgets, and ensure compliance with programs (Section 8, etc.). Before opening, you will work at Regency Palms in Port Richey, FL.

The role requires a 2-year degree (4-year preferred), 3+ years of multifamily property management, and strong communication. Dominium offers competitive salary, bonus, benefits, 401(k), and PTO.

Qualifications

• 2-year degree (4-year preferred) in a related field; ARM/COS/RAM or similar designation preferred.
• Three years of multifamily property management experience required; tax credit experience preferred.
• Accounting and administrative background preferred.
• Strong verbal and written communication skills (English); second language a plus.
• Reliable with excellent time management and organizational skills.
• Ability to think independently and coach, mentor, and manage others.

Responsibilities

• Manage day-to-day operations and maximize occupancy, collections, appearance and resident retention.
• Hire, train, review performance, and manage staff per policy and law.
• Maintain resident relations and handle resident issues promptly and fairly.
• Oversee budgeting, purchasing, and adherence to accounting directives.
• Collect rents, process move-ins/outs, and supervise maintenance/grounds crews.
• Process applications per housing program rules and ensure compliance.
• Report accidents, conduct safety meetings, and maintain property records.
• Respond to leads, analyze traffic and renewals, and coordinate with Marketing.
• Ensure responsive maintenance, walk properties for upkeep, and manage work orders.
• Supervise outside contractors and enforce company policies and manuals.
• Stay current with federal/state/local laws affecting property management.
