Job summary

Capstone On-Campus Management (COCM) is seeking a Property Maintenance Supervisor for The Summit at Queens College, Flushing, NY. You will supervise Maintenance Technicians, custodial contractors, and coordinate repairs, preventive maintenance, and on‑call support for the on‑campus community.

You’ll oversee HVAC, electrical, plumbing, and carpentry tasks, manage budgets and schedules, ensure quality workmanship, and respond to resident needs.

Qualifications

• High school diploma or GED required.
• 3–5 years of general maintenance experience in property management or related field.
• Experience working with student housing or facilities management preferred.
• HVAC knowledge and basic certification encouraged.
• Strong verbal communication and customer service skills.
• Punctual, organized, and able to meet deadlines.
• Ability to lift up to 50 pounds and work in a fast-paced environment.

Responsibilities

• Supervises Maintenance Technician, Student Maintenance Assistants, and one Custodial contract; hires, trains and evaluates staff.
• Oversees communication to residents regarding maintenance and facility issues.
• Develops and implements interior and exterior maintenance programs.
• Manages pest control and bedbug prevention/eradication.
• Responds to maintenance requests within 24 hours.
• Oversees contractors for renovations/repairs and inspects for quality.
• Oversees HVAC inspections and filter changes.
• Maintains on‑call duty schedule and rotates contacts.
• Maintains work order system and assists in budgeting.
• Performs general repairs and equipment maintenance.
• Monitors security systems and access controls.
• Coordinates contractor scheduling during turn‑over periods.
• Maintains inventory of tools and equipment.
