Job summary

Royal American is seeking a Maintenance Technician for Reserve at Kanapaha I in Gainesville, FL. This full-time role (30+ hours/week) performs preventive maintenance, repairs and safety duties across the property, following OSHA standards and safety policies.

The candidate should understand HVAC systems, read and respond to service requests, and maintain records. Flexibility for evenings/weekends and strong communication with the supervisor are essential for success.

Qualifications

• Must have knowledge of property HVAC units and have the ability to troubleshoot units.
• Read, understand and follow handwritten/printed service requests and complete reports as per procedures.
• Willingness to perform other duties as requested by supervisor.

Responsibilities

• Practices OSHA standards and company safety policy.
• Complete hazard assessment before starting any task.
• Use proper safety equipment when exposed to hazards.
• Perform scheduled maintenance on all equipment per manufacturer specs.
• Inspect units and common areas, performing repairs and janitorial duties as needed.
• Maintain property grounds per procedures.
• Assist in custodial work in common areas.
• Maintain and repair amenities like pools, spas, and fitness equipment.
• Communicate with supervisor regularly and report unusual circumstances.
