Related Affordable spearheads Related's mission to preserve and enhance the nation’s affordable housing supply. We are seeking an Occupancy Manager to lead day-to-day occupancy operations for new developments in the Northern California Bay Area and oversee the first-year lease‑up and certifications.

The role focuses on compliance with LIHTC, MOHCD, HOME and other subsidies, with a collaborative team pushing for optimal occupancy performance across communities.

Qualifications

• Minimum 3–5 years of hands-on affordable housing occupancy experience, including leasing and recertifications.
• Knowledge of LIHTC, MOHCD, HOME, and other subsidy programs.
• Experience managing lease-ups, processing applications, lottery coordination, and income certifications.
• Supervisory or property-management experience in affordable housing.
• Certified Occupancy Specialist (COS) or Tax Credit Specialist (TCS) certification.
• Experience with Yardi Elevate, RentCafe, Yardi Voyager, Yardi 7S, OneSite or similar platforms.
• Strong organizational, communication, customer-service, and project-management skills.
• Proficiency with Microsoft Office.
• Bilingual Spanish or Cantonese/Mandarin is a plus.
• High School Diploma required; Bachelor's Degree in Business or Public Administration preferred.
• Commitment to exceptional service and teamwork.

Responsibilities

• Lead day-to-day occupancy operations for new affordable housing communities in the Bay Area.
• Oversee the first-year lease-up and certifications, including renewals, move-ins, transfers, and vacancies.
• Supervise occupancy, leasing and administrative staff; assign work and coach.
• Maintain tracking systems for certifications, renewals, vacancies, and waiting lists.
• Review income documents to ensure LIHTC, MOHCD and HOME compliance.
• Coordinate preparation and review of renewal and first-year recertification documents.
• Manage applicant and resident communications and inquiries.
• Collaborate with Community Managers, compliance staff, developers, investors, agencies and central offices to resolve issues.
• Maintain audit-ready files for internal and external reviews.
• Support leasing operations: intake, lottery, unit tours, move-ins, resident reception.
• Monitor occupancy and vacancy status to meet lease-up goals.
