Job summary

Related Affordable seeks an Occupancy and Recertification Specialist for a community in Henrico, VA. You will manage certifications (initial, interim, and annual), calculate retroactive rents, collect documents, verify information, and ensure HUD guidelines are followed.

You will review HUD 50059 forms and explain rent calculations to residents, maintaining accuracy in a high-volume environment. The role is Monday–Friday, 8:00 AM–5:00 PM, non-exempt with overtime eligibility, with benefits

Qualifications

  • Experience processing high-volume HUD Project Based Section 8 and LIHTC recertifications.
  • Familiarity with HUD guidelines and LIHTC programs preferred.
  • Notary public or COS/TCS/BOS credentials are a plus.

Responsibilities

  • Process initial, interim and annual certifications for residents.
  • Calculate retroactive rent in compliance with guidelines.
  • Collect documentation and perform verifications from residents.
  • Apply correct rents for recertifications and ensure compliance.
  • Review HUD 50059 forms and confirm accuracy.
  • Explain rent calculations and repayment terms to residents.

We are looking for you to join our team as an Occupancy and Recertification Specialist at an affordable housing community in Henrico, VA.

  • Utilize your organizational skills and experience to provide the preeminent affordable housing accommodations in your community.
  • Through your daily interactions with prospective and current residents, you’ll create a welcoming experience and sense of community.
  • Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines.
  • Collect necessary documentation from current or prospective residents, and process verifications.
  • Apply correct rents for annual and interim recertification; adjust to remain compliant.
  • Review and finalize HUD 50059 forms.
  • Prepare rent repayment agreements and explain rent calculations to residents according to HUD guidelines.
  • Review EIV reports and resolve discrepancies.
  • Organized and Detail‑Oriented: Maintain accuracy and attention to detail while efficiently managing multiple projects and deadlines.
  • Self‑Sufficient and Adaptable: Complete tasks from start to finish with minimal supervision, thriving in a busy, high‑volume environment.
  • Effective Time Management: Prioritize and manage time to consistently meet deadlines and exceed expectations.
  • Support site and office operations as assigned by manager.
ANTICIPATED SALARY RANGE:
  • $31.25 per hour
  • Annual Performance Bonus
  • This position is Non‑Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

  • You have experience with processing high volume HUD Project Based Section 8 and/or Low Income Housing Tax Credit (LIHTC) recertifications required
  • Real Page One Site experience is a plus
  • Notary public is a plus
  • You have COS/TCS/BOS credentials is a plus
  • Bilingual Spanish is a plus
  • Schedule: Monday – Friday 8AM‑5PM
