Job summary

Chesapeake Homes in Coastal North Carolina seeks a New Home Specialist to guide buyers from first meeting to closing, leveraging model homes, community features and financing options.

You will work in person at assigned communities, build relationships with realtors, manage leads, and deliver superior customer service while meeting division goals.

Qualifications

  • Must have NC Real Estate License and plan to transfer to Today Homes Realty NC, LLC.
  • Own a personal cell phone for business and follow division guidelines.
  • Must have a vehicle and valid driver’s license.
  • Proficient in MS Office and Email.
  • Ability to stand/walk for long periods and lift up to 25 pounds.
  • 2 years sales experience in new homes preferred.

Responsibilities

  • Effectively manages sales generation by utilizing corporate marketing materials, model homes, local resources and realtor relationships.
  • Show the community, homesites and Showcase homes to prospects and realtors.
  • Market community by participating in local events or sales organizations.
  • Serve as trusted advisor and primary contact for home buyers from initial meeting through closing.
  • Tour and demonstrate model homes and guides buyers through the process.
  • Identify customer needs and match Chesapeake Homes products and financing options.
  • Build confidence and explain features/benefits of our homes and procedures.
  • Prospect and visit realtors; follow up with all leads.
  • Participate in division meetings and company activities.
  • Maintain buyer interest with strong listening, negotiating, and communication skills.
  • Coordinate with Production, Design Center, and others to keep stakeholders informed.

Job Summary:

New home sales by demonstrating product features, designs and benefits to potential homebuyers. Utilizes sales and marketing techniques, Company guidelines, and knowledge of assigned communities to achieve division and Company goals to ensure customer satisfaction in accordance with Company objectives.

Responsibilities:
  • Effectively manages sales generation by utilizing corporate marketing materials, model homes, local resources and realtor relationships.
  • Show the community, homesites and Showcase homes to prospects and realtors.
  • Market community (participation in local events or local sales organizations).
  • Serves as trusted advisor/primary point of contact for home buyers from initial meeting through home closing. The scope may vary during phases of the sales process.
  • Tour and demonstrate model homes.
  • Use the sales given process to Greet, Discover, Presentation, Demonstrate, and Close with each customer.
  • Generates excitement by effectively identifying the needs of potential home buyers and matching related solutions.
  • Build confidence with potential home buyers by selling features/benefits of Chesapeake Homes product and experience to include Chesapeake Homes history and culture, The home building process, community advantages, financing programs tailored to buyers’ needs, advantages relative to Division
  • Comparatively, shop products of competitors and visits those operating in same geographical areas.
  • Prospect and visit realtors.
  • Effectively & Efficiently follow up with all leads.
  • Participate in Division sales meetings and other division and company activities.
  • Maintains buyer interest by effectively using listening and negotiating skills when confronted with objections, skepticism, conflict, etc. and counters with specific alternatives.
  • Guarantees a realistic, but satisfactory home building experience for the home buyer by proactively communicating to the home buyer during the entire home building process.
  • Communicates appropriate information to other Chesapeake Homes personnel (e.g. Production, Design Center, MIFC, etc.)
  • Show/walk homesites and homes under construction with customers under contract.
  • Community management (drive/walk through community to check on appearance, signage, maintenance status of homes).
  • Visit homes under construction to check on status.
  • Meets with construction personnel regarding issues/status of homes.
  • Ensure fair and consistent treatment by effectively solving problems when they occur, to an extent empowered to do so. Communication results effectively to required stakeholders.
  • Optimizes information flow by consistently and correctly utilizing Company systems which include but are not limited to CRM (Lasso), IHMS, and electronic mail.
  • Provides consistency in superior customer service by effectively providing direction and coordination of an associate’s workflow through guidance, instruction, and coaching.
Required Skills

Ability to interpret, analyse and evaluate given information relative to selling techniques and potential homebuyer issues. Self-motivated with persuasive, enthusiastic and customer-service oriented personality and outstanding negotiation and organisational skills; detail-oriented aptitude. Outstanding verbal and written communication skills for high interaction with a variety of people inside and outside of the organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and take risks in an environment with little direction from others.

Upon request of and on terms established by the Company, obtains and maintains all appropriate state or local licences (Real Estate Brokers or Provisional Brokers License.) for the mutual benefit of the employee and the Company and for use by the Company in connection with the Company’s sales, homebuilding and lending activities.

Requirements:
  • Must have a NC Real Estate License and willingness to transfer license to Today Homes Realty NC, LLC.
  • It is required that all New Home Specialists have a personal cell phone for business use and follow division guidelines on customer and internal communication requirements. Applications for software used are required to be added to the phone.
  • Must have a vehicle, valid driver’s license, and be able to drive in daytime or nighttime.
  • Proficiency with MS Office and Email.
  • Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended period. Kneels and bend at waist; walk up and down; walk in unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25pounds. Specific vision ability required by this job includes close vision, distance vision, color vision, peripheral vision
  • Regular exposure to outside weather conditions. The noise level is generally moderate.
