Job summary

PrimeSites is seeking a Roving Compliance Associate based in Nebraska to provide onsite support for affordable housing programs across multiple communities. You will work with property managers, applicants, and residents to ensure accurate LIHTC, HOME, HTF, HUD, and Rural Development compliance and to support lease-ups and audits.

The role requires strong regulatory knowledge, travel readiness, and the ability to train staff while maintaining audit-ready files and standardized procedures.

Qualifications

• Minimum of 3 years of affordable housing compliance experience.
• Strong knowledge of LIHTC regulations in Nebraska.
• Experience with HOME, HTF, HUD, Rural Development, and similar programs preferred.
• Strong understanding of income calculations, asset verification, eligibility rules, and annual recertifications.
• Must be based in Nebraska and willing to travel up to 100% with home nights depending on location.

Responsibilities

• Assist Property Managers, applicants, and residents with the affordable housing certification process and collect required eligibility documentation.
• Process and review initial, annual, and interim certifications.
• Verify household income, assets, and program eligibility.
• Review resident files for accuracy, conduct quality control reviews and internal audits.
• Provide onsite support during lease-ups, vacancies, acquisitions, and special projects.
• Train, mentor, and support Property Managers on LIHTC, HOME, HTF, HUD, and related procedures.
• Assist communities in preparing for agency, syndicator, lender, and investor audits.
• Maintain organized resident files and ensure consistent documentation across communities.
• Research regulatory updates and communicate changes to the Compliance team.
• Collaborate with Compliance to develop standardized procedures and checklists across the portfolio.
• Travel regularly across Nebraska to provide onsite compliance support.
