Job summary

Southern Management Co. is seeking an Apartment Maintenance Service Technician (M3) for a regular full-time position in New Carrollton, MD. The role requires diagnosing and repairing electrical, plumbing, carpentry, and other building systems to meet company standards and legal requirements.

You will handle preventive maintenance, document requests, and participate in on-call rotations. A valid driver’s license and reliable vehicle are required, with a 50% housing discount offered.

Qualifications

• Three years of experience in maintenance related field(s).
• Completion of Basic Electric class offered at SMC internal training facility.
• Completion of all internal maintenance classes within one year of hire.

Responsibilities

• Address and document service requests and follow up.
• Maintain inventory of supplies and preventive maintenance.
• Perform preventive maintenance on HVAC fan coil and convector units.
• Participate in on-call rotation as scheduled.
• Make repairs to grounds and drainage and document work.
• Ensure work meets internal quality standards.
• Maintain tools per SMC checklist.
• Address emergency maintenance as needed.
• Contribute to community and company engagement.
