Job summary

A Hiring Company is seeking a maintenance technician to perform a wide range of tasks across buildings, grounds, and equipment in Louisville. The role requires knowledge of plumbing, HVAC, electrical, carpentry, and related trades, plus the ability to communicate well with diverse people.

Responsibilities include timely work orders, apartment turnovers, facility cleaning, debris removal, and on-call readiness for emergencies.

Qualifications

• 3 years of experience in all facets of property maintenance
• High School graduate or equivalent
• Knowledge in plumbing, HVAC, electrical, carpentry, appliance repair, maintenance, grounds maintenance, roofing, flooring, etc.
• Ability to communicate both orally and in writing with a wide range of people
• Ability to accept responsibility and account for actions
• Dependable and trustworthy
• Ability to organize and complete work within deadlines
• On-call rotation availability
• Use of proper safety equipment; gloves, goggles, back belts and proper footwear required

Responsibilities

• Complete work orders in a timely basis
• Prepare apartment turnovers within established guidelines
• Clean community buildings, laundry rooms, office building, maintenance shop and grounds and keep areas clean and sanitary
• Daily collection of debris on the property
• Clean parking lots and dumpster areas
• Coordinate with Superintendent and/or Property Manager for unit inspections and follow-up with work orders to repair deficiencies
• Be available for emergency duty (snow removal, fire, or other emergencies as defined by Management)
• Complete incident reports within 24 hours of occurrence (injuries, property damage, disturbances)
• Accept maintenance requests only from Superintendent and/or Property Manager
