Job summary

JLL seeks an Operating Engineer to proficiently operate, maintain, and repair critical facility equipment and systems at our Charlotte, NC site. The role demands expertise in at least one craft (Electrical, HVAC, Plumbing, or Central Utility Plant) and the ability to work across multiple building systems.

You will perform preventative maintenance, monitor performance, manage inventory and coordinate with vendors to ensure safety, reliability, and optimal operation in a fast-paced facility

Qualifications

• Technical expertise in at least one craft area: Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations.
• Multi-skilled across various building systems and equipment types.
• Experience with facility services, preventative maintenance, and inventory control processes.
• Knowledge of safety protocols for hazardous material storage, usage, and disposal.
• Ability to troubleshoot and repair complex mechanical and electrical systems.

Responsibilities

• Perform maintenance, monitoring, and repairs on mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain facility standards.
• Execute preventative maintenance programs including cleaning, inspecting, calibrating, and replacing parts to optimize HVAC systems and associated equipment performance.
• Record equipment readings and make necessary adjustments to ensure proper operation of all facility systems.
• Review monthly client service request summaries to identify and resolve recurrent operational problems.
• Monitor and evaluate vendor and supplier performance regarding quality standards and competitive pricing.
• Verify accuracy of deliveries including count, pricing, and product descriptions.
• Conduct periodic checks of tool and instrument inventory to ensure operational readiness.
