AIR Communities in Nashville is seeking an experienced Property Maintenance Manager to lead on-site service teams across multiple properties. You will drive KPI performance, manage maintenance operations and preventive programs, and align budgets with capital needs.

This role emphasizes leadership, budgeting, and hands-on site management. The ideal candidate holds a Bachelor's degree in engineering, facilities management, or business with 6+ years in property maintenance.

Qualifications

• Bachelor's degree in engineering, facilities management, or business or equivalent work experience.
• Minimum 6 years of property maintenance management with strong knowledge of facilities management procedures, program management, budgeting, training, and program implementation.
• Strong logistical planning, time management, and prioritization skills.
• Demonstrated ability to lead and influence teams to achieve goals.
• Strong knowledge of construction systems, building HVAC/automation, energy conservation, and program management.
• Track record of mentoring and developing service team members.
• Travel to multiple locations within a geographic area.

Responsibilities

• Support and manage operations across various sites.
• Provide leadership and oversight of on-site service teams to meet KPIs, including turn times, expense control, and CSAT.
• Ensure timely communication at all levels, including downward to on-site teams and upward to leadership.
• Conduct daily inspections of sites and monitor vendor performance; implement improvements.
• Develop and strengthen internal talent pipelines for Service Managers and Service Techs through training and mentorship.
• Support preventive maintenance programs across assigned properties and develop site-specific schedules.
• Identify and communicate capital needs; coordinate with vendors and internal teams.
