Job summary

Morgan Properties is seeking an experienced Service Manager to lead maintenance across Wood Acres and Longview communities in Delaware. You will manage daily operations, develop preventive maintenance plans, and supervise a team of technicians to ensure top-tier resident service and timely project completion.

The role requires 2+ years in maintenance leadership and 4+ years in multifamily maintenance, with HVAC certification and boiler experience preferred.

Qualifications

• 2+ years of maintenance leadership or management experience.
• 4+ years of multifamily maintenance experience or comparable technical experience.
• Strong expertise in HVAC, plumbing, carpentry, appliances, electrical, and general maintenance.
• HVAC Certification required; boiler experience preferred.

Responsibilities

• Lead and oversee daily maintenance operations across both communities.
• Develop and execute production schedules, preventive maintenance programs, and capital improvement projects.
• Supervise, coach, and mentor a team of Maintenance Technicians while promoting accountability and professional growth.
• Troubleshoot and resolve complex maintenance issues involving HVAC systems, plumbing, appliances, carpentry, electrical, and general building systems.
• Coordinate vendors and contractors to ensure quality workmanship and timely project completion.
• Manage inventory, maintenance materials, tools, and equipment.
