Job summary

  • Experience reading architectural, structural, civil, and MEP drawings and coordinating trades.

Job description

Position Overview

The Superintendent is responsible for leading all day-to-day field operations for a ground-up multifamily construction project from site mobilization through final turnover. This individual will oversee subcontractors, scheduling, quality control, safety, inspections, site logistics, and overall field execution.

The ideal candidate has a strong background specifically in multifamily construction, including affordable housing and/or market-rate apartment developments. Experience with townhome-style, walk-up, or similar multifamily projects is highly desirable, particularly projects featuring garages at the ground level with one to two stories of residential living space above.

Strong scheduling experience is a major requirement for this position. The Superintendent must be proactive in developing, managing, and maintaining the construction schedule while effectively communicating project progress, challenges, and solutions to ownership and project stakeholders.

Key Responsibilities
  • Manage all daily field operations for ground-up multifamily construction projects.
  • Lead construction from sitework and foundations through framing, MEP rough-in, finishes, inspections, turnover, and closeout.
  • Develop, maintain, and actively manage the construction schedule to ensure project milestones and completion dates are achieved.
  • Prepare and manage short-term look-ahead schedules and coordinate them with the overall master project schedule.
  • Identify potential schedule delays early and develop recovery plans to keep construction on track.
  • Coordinate subcontractors, vendors, suppliers, inspectors, and field personnel.
  • Monitor subcontractor manpower, productivity, sequencing, and schedule performance.
  • Manage construction of multifamily units with ground-level garages and residential living spaces above where applicable.
  • Coordinate framing, roofing, waterproofing, building envelope, MEP systems, drywall, finishes, sitework, and other major construction scopes.
  • Lead subcontractor coordination meetings, safety meetings, and daily field planning.
  • Review construction drawings, specifications, and project documents to identify constructability issues and field conflicts.
  • Coordinate closely with the Project Manager regarding RFIs, submittals, change orders, procurement, and schedule impacts.
  • Manage site logistics, material deliveries, staging, equipment, and workforce coordination.
  • Coordinate inspections and ensure work is properly prepared before scheduled inspections.
  • Maintain high standards for workmanship, quality control, jobsite organization, and safety.
  • Maintain accurate daily reports, progress photographs, manpower logs, and field documentation.
  • Oversee punch lists, unit completion, final inspections, turnover, and project closeout.
  • Maintain clear and professional communication with ownership regarding project progress, upcoming milestones, challenges, and solutions.
  • Build strong working relationships with owners, architects, consultants, subcontractors, inspectors, and internal project teams.
Qualifications
  • 7–12+ years of construction experience with significant experience serving as a Superintendent.
  • Strong ground-up multifamily construction experience required.
  • Experience with affordable housing and/or market-rate multifamily projects strongly preferred.
  • Commercial-only or tenant improvement backgrounds without significant multifamily experience will not be considered ideal.
  • Experience with townhomes, walk-up apartments, garden-style apartments, or similar multifamily construction.
  • Experience with units featuring garages at the ground level and residential living space above highly desirable.
  • Strong construction scheduling experience required.
  • Proven ability to develop and manage look-ahead schedules and maintain overall project milestones.
  • Strong understanding of multifamily construction sequencing from foundations through unit turnover.
  • Experience coordinating framing, MEP, building envelope, drywall, finishes, and site development.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
  • Strong understanding of subcontractor management, quality control, safety, and field logistics.
  • Excellent leadership, communication, organization, and problem-solving skills.
  • Ability to professionally communicate project status and challenges to owners and senior project stakeholders.
Preferred Qualifications
  • Experience managing affordable housing developments.
  • Experience managing market-rate multifamily construction.
  • Experience with prevailing wage multifamily projects is a plus.
  • Experience managing a ground-up multifamily project from mobilization through final occupancy.
  • Proficiency with Primavera scheduling software strongly preferred.
  • Experience with Procore, Bluebeam, and other construction management platforms.
  • OSHA 30 certification preferred.
  • First Aid/CPR certification preferred.
  • Bachelor's degree in Construction Management, Engineering, or a related field is a plus.
