Job summary

ZRS Management is seeking a Property Manager to oversee day-to-day operations of multifamily communities. You will focus on resident service, leasing, rent collection, maintenance coordination, and maximizing revenue while maintaining compliance with policies.

The role reports to the Regional Manager and requires a high school diploma (business or property management preferred). Strong leadership, marketing knowledge, and proficiency in property management software are essential.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract residents.
• Set rental rates based on market research and optimize pricing.
• Hire, train, and supervise leasing consultants, maintenance staff and admins.
• Coordinate with maintenance to complete work orders, moves, and make-ready.
• Oversee lease renewals, negotiate terms, and maximize retention.
• Conduct property inspections to ensure standards and compliance.
• Maintain financial records and prepare budgets.
• Respond to resident concerns and maintain a positive community atmosphere.
• Must have a valid driver's license.

As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

Responsibilities

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
