Job summary

Hines is seeking a Service Technician - Multifamily in Dallas to maintain mechanical and electrical systems, ensuring safety and guest experience standards across the community.

You will complete work orders, inspect and maintain HVAC, plumbing, and appliances, prepare vacant units for leasing, coordinate with vendors, and adhere to Hines policies. Strong safety awareness and the ability to work outdoors part of the time are expected.

Qualifications

• High school diploma or equivalent preferred.
• 2+ years' property maintenance experience.
• EPA Type I/II or Universal refrigerant certification preferred.
• General knowledge of plumbing, electrical, HVAC, and appliances.
• Excellent interpersonal and communication skills.
• Attention to detail and multitasking abilities.
• Work indoors ~80% of the time and outdoors ~20%.

Responsibilities

• Complete assigned work orders in a timely manner.
• Oversee property grounds and amenities; perform cleaning, painting, and debris removal.
• Diagnose issues and provide solutions per policy and code requirements.
• Identify areas for improvement to enhance efficiency.
• Prepare vacant apartments for leasing and coordinate with contractors/vendors.
• Handle documentation for work requests with accuracy.
• Follow safety procedures for equipment malfunctions; report injuries or safety issues.
• Support cost-cutting by verifying parts before replacement when possible.
• Operate and maintain mechanical, electrical, plumbing, and HVAC equipment.
• Complete required training and utilize work order programs.
• Compute basic mathematical equations.
